And it still didn’t sell.
That’s brutal.
Here’s where it went sideways.
1. The lead photo was wrong
The hero of this home is the interior: vaulted ceilings, white oak, chef’s kitchen.
Buyers never saw it first.
They got a wide exterior shot instead. Nice photo. Wrong hook.
In Boulder (and every higher end market), you have 1 or 2 seconds to win the scroll.
This one lost that moment instantly.
2. The remarks never positioned the home
The description talked about the house. Does this make you want to do….anything?

A $1.25M remodel needs a story.
This one didn’t have one.
3. The timing required aggression, they played it soft
Listing on October 23 means one thing:
You must outperform the season.
That requires:
• aggressive pricing
• strong early traffic
• targeted outreach
• momentum in week one
Instead, the listing drifted. And in this market, drift equals death by a thousand cuts.
The real takeaway
This wasn’t a bad house. It was a great house.
It wasn’t rates. (Some Boulder buyers don’t care about rates, as they’re all cash.)
It wasn’t “picky” buyers.
It was strategy.
The plan wasn’t tight enough for a Boulder level remodel at a Boulder level price.
And when one part of the plan is off, the whole thing goes sideways.
At the end of the day, most expireds fail for one simple reason:
It wasn’t positioned for the people that can and will buy it to actually see it.
The ONLY way to get:
the most money
in the shortest time
with the least hassle
is to get the right buyers to actually see your home, and to want it.
Listings don’t sell themselves.
They must be positioned, not just listed.
