“We’re Just Looking…” (Until You’re Not)

Over the past two months, I’ve talked to dozens of open house visitors who all say some version of:

🗣 “We’re just starting a search, we don’t need to move.”
🗣 “We’re always looking-just in case we see what we want.” (Which begs the question-what do you actually want?)

And you know what? That’s totally fine-until you find the one and realize you’re not ready to move because:

❌ You don’t actually know the market. (What’s realistic in your price range? What neighborhoods fit your needs?)
❌ You haven’t given yourself permission to buy yet. (If you follow the process, when you see it, you’ll know-and you’ll be ready to step on everyone else’s offer and win the home.)
❌ Your finances aren’t dialed in. (Saying “I make X and my mortgage will be Y” isn’t enough-you need full underwriting if you want to compete.)

And Then the Perfect Home Appears… But You’re Not Ready.

🚨 The serious buyers swoop in.
🚨 You scramble to get pre-approved.

If a home needs work, has an awkward layout, or sits on a busy road, you’ll have all the time in the world to think about it.

And the funny thing about these homes? They aren’t even more expensive-they’re just priced right, and they fly off the market.

Here’s How You Get Ahead of the Curve:

✔ Get pre-approved NOW-full underwriting, not a quick online estimate.
✔ Learn the market-know what’s available at your price point in the areas you actually care about.
➡ This means looking at homes for one hour, three or four weeks in a row. If you commit to just three hours now, I promise I’ll save you weeks or months of frustration later.
✔ Work with a proactive agent who finds off-market and pre-market homes. (Most of the best homes are in contract before they hit Zillow or an open house.)

And for the Love of Real Estate-Hire a Damn Good Agent.

🚫 Not your cousin who sells two houses a year.
🚫 Not some part-timer who “likes people and looking at houses.”
✅ Hire someone who actually closes deals and has relationships to find you the right home before the rest of the market sees it.

Please, Please, Please-Do Not Hire a Weak Agent Who Just Waits for the Phone to Ring.

You will miss your perfect home.
You will get frustrated.
There are a lot of weak agents. Don’t get stuck with one.
