How we really market your home (not just post it)

I want to show you what my team is actually doing when we market a home, and why it’s different from the “pretty agent” stuff you see online.

First level: what a lot of agents do

Put your home on the MLS.

Post a few nice photos on Instagram.

Maybe record a polished video about themselves.

Hope the right buyer sees it.

The ads look good, but they mostly promote the agent, not your property, and they don’t chase the people who are truly looking for a home like yours.

Second level: what we do instead

My team uses the tools we have at Coldwell Banker Realty and actually does the work on who your buyer is.

For each serious listing, we:

Define a buyer avatar: age range, income, job type, life stage, school needs, local vs. relocation, second home vs. primary.

Decide where that buyer lives now: key ZIP codes and Colorado cities, plus out of state feeder markets that send buyers into this area and price point.

Aim real digital ad dollars at that avatar on:

Home search sites.

News and finance sites.

Home improvement and DIY sites.

YouTube, where they’re already watching housing and lifestyle videos.

Then we run high quality, digitally enhanced video ads focused on your actual property, not on me (thank god, right?).

On the right listing, that can mean 4,000-10,000 people who are actively behaving like buyers for your type of home see your listing video in the places they already use every day.

I’m not spending your marketing dollars to make me look good.

I’m spending them to chase the right buyer for your house around the internet.

Third level: real examples from our listings

This isn’t just theory. We’re already doing it in different situations:

Relocation buyers on West Lake, Littleton.

We aimed at out of state ZIP codes and feeder cities sending high equity buyers into that part of the Front Range and followed those people across home sites, news sites, and YouTube with that specific listing. Sold 150k over what anyone said we could sell it for.

Retired downsizers on 9180 E Center St.

We built a buyer avatar around older households who want less space and easier living, matched ZIP codes that feed that address and price band, and used ad language about “lock and leave” and low maintenance living. Sold in a week.

Second home / mountain retreat buyers on 35 Travis

We are targeting higher income buyers who want a Colorado base or retreat right now, using income bands, feeder metros, and interest signals that match second home and lifestyle purchase behavior, and running video ads on that property for that group.

First time buyers who need Adams 12 5 star schools by late August on Pueblo.

We are focusing on households that must be in that school district before the new school year starts, and every piece of marketing for that home speaks to timing, payment, and school access.

Behind all of these, the pattern is the same:

We build the buyer avatar for your property

We identify the ZIP codes, cities, and buyer types that match it

We spend our marketing dollars on YouTube and digital ads that put your listing video in front of those people while they are already in “search mode.”

Where I fit into this.

You will still see me on camera sometimes. Those videos are low production and a little scruffy on purpose. They are there to teach and explain, not to pretend I’m in a fashion shoot.

The polished work the high quality video and the digital ad spend is aimed at your property and your buyer avatar.

The question I want you to ask of your broker:

Whom are you targeting for my listing, who is your avatar?

Are you mapping the ZIP codes and feeder cities for that avatar?

Are you spending real money on YouTube and digital ads that follow those buyers around the internet with your specific listing?

Or are they still just posting, emailing, and hoping?
