Who do you know that wants to buy but feels blocked?

I know this probably isn’t for you. But chances are you know someone who’s talked about wanting to buy a home and feels like it’s just not possible right now.

As honesty as I can, I tell you that this situation makes me feel something: sad, sick, angry……not sure what else.

Because our society can’t get better until our youth can slice off a piece of this dream and raise their kids in a safe and prosperous neighborhood.

With what’s happened to home prices and rates, it’s been talked about ad nauseum already – the affordability crisis for the young crowd that in previous generations was able to buy a home, and now is struggling to. Sadly, many have given up, or even worse, are believing the narrative that renting is better off for them anyway.

But here’s the thing:

there are ways forward – most people just don’t know about them. A few quick examples here in Colorado:

Down Payment Assistance:

CHFA and local city programs can cover part (or all) of a buyer’s down payment. (UP TO 25,000 -WHAT? Really)

3% Conventional Loans: Yes, even without “perfect” credit.

Seller Credits & Rate Buydowns: Structuring the deal right can get buyers a payment they didn’t think possible.

First-Time Buyer Perks: Reduced mortgage insurance, grants, and tax credits that never make the headlines.

That’s the kind of stuff I spend every day helping people unlock.

So here’s my ask: if you know someone who’s spinning their wheels, forward this email or drop my name. I’ll give them straight answers, not sales pitches.

I may have suggested this to you before, but I mean it. I do not care, in the least, when someone thinks they’re a buyer or seller. NOW is the time to learn about this subject, and get educated.

Folks, young and old, need to learn about markets. Big Brother will not take care of your fam. You need to, and home ownership is one way that worked for millions.
